For many people they see the benefits of investing in the property market, but perhaps don't want to be a landlord and own investment properties. Maybe you have money in the bank, savings or the stock market, which is under performing, so why not compare your returns with our offer of 8%.

We have a variety of options for investors looking to invest between £10,000 and £200,000 with us. Typically we would discuss with you how much you wish to invest and over what time period, and then show you how we would use the development finance. We can offer terms from 12 months and pay interest monthly or annually.

How we use development finance

We use our own funds to purchase a run down property in a good rental area. We have a street by street knowledge of the rental hot spots in Liverpool, and typically we look for residential houses to turn into very high quality student homes. We are experts in this area and know the market very well. Location is everything, and we know what and where the students want to be. We have spent years developing industry contacts and aim to secure properties below market value.

We then use development finance to refurbish the property, often adding more bedrooms and altering the layout, adding significant value to the property. Once complete, we refinance the property and repay the investor or reinvest the funds into the next project.

We always recommend that investors come and see our current and previous projects, giving you comfort of our knowledge and skills. We are always happy to demonstrate previous projects showing purchase price, development costs, final valuation and rental income information.

Turn Key Investments

We have found many landlords look for a renovated property that is fully furnished and fully let. We can also provide landlords a specific package with this type of property already up and running, often with tenants in place for the next 18 months. In some cases we can offer a guaranteed rental income for the first 2 years.
